Buying a Cabin in Pine Mountain Club: What to Expect
I get calls every week from people who drove through Pine Mountain Club, fell in love, and want to buy. I get it — this place has a way of pulling you in. But buying up here is a little different from buying a home in the valley, and I want you to go in with your eyes open.
Start with the POA
Every purchase in PMC involves the Property Owners Association. As part of the transaction, you'll receive a disclosure package that includes the CC&Rs, financials, rules, and any pending assessments. Because PMC is a DRE-governed community, this package is more extensive than what you'd see in a typical HOA neighborhood. Take the time to read it — or better yet, let me walk you through it.
Inspections Matter More Up Here
Mountain homes have systems you might not encounter in a typical suburban house:
- Septic system: Get it inspected. Always.
- Propane system: Check the tank (owned or leased?), lines, and appliances
- Roof: Heavy snow loads and pine needle accumulation are unique concerns
- Foundation: Mountain terrain means slope, drainage, and grading all need a close look
- Water: PMC water comes from the Mil Potrero Mutual Water Company — check the meter and pressure
Insurance Considerations
Homeowner's insurance in fire-prone mountain areas has gotten more complicated. Some carriers have pulled out of the mountain communities, and premiums have increased. I always recommend shopping early in the process so you know what you're looking at. The California FAIR Plan is a backstop option, but it's limited coverage. Second Home vs. Full-Time
A lot of PMC owners are part-time — weekends and holidays. If that's your plan, consider things like property management for snow clearing, a neighbor who can check on the place, and winterizing if you'll be away for long stretches. Full-time living is wonderful but comes with more responsibility for maintenance.
