2104 St. Bernard Drive
Pine Mountain Club
MARKETING THAT MATCHED THE HOME.
The Property
2104 St. Bernard combined expansive mountain views, walls of glass, warm wood finishes, a dramatic river-rock hearth, substantial outdoor living space, and a flexible floor plan. The goal was to present it as a complete mountain residence rather than simply another cabin in Pine Mountain Club.
The Strategy
POSITIONING THE HOME AT THE RIGHT LEVEL
Higher-priced mountain homes compete in a smaller buyer pool, which makes positioning especially important. The strategy was to balance the property's architecture, setting, condition, and amenities with the realities of the current Pine Mountain Club market. Rather than relying on price alone to define the home, the marketing focused on what buyers could actually experience — light, views, privacy, architecture, outdoor living, and the greenbelt setting.

The Marketing
The property should be easy to understand.
Every property has something that makes it worth noticing. My job is to find it, present it properly, and make sure the right buyers see it — wherever they're looking.

Professional Photography & Aerial Drone
High-resolution interior and exterior photography, plus drone shots that capture the terrain, setting, and surroundings that ground-level photos cannot communicate. Mountain properties are about the land as much as the structure — buyers need to see both.

Cinematic Property Video
A property video gives buyers a sense of the home's flow, light, and setting that photographs alone cannot convey — and extends reach beyond buyers actively searching the MLS.

Matterport 3D Tour
Interactive 3D walkthroughs let buyers explore every room before they visit. Out-of-area buyers can experience the home before making the drive up — and arrive already familiar with the layout.

The Takeaway
Higher-end mountain property benefits from both strong presentation and realistic positioning. Great media creates attention, but strategy determines how that attention is converted into a sale.

Local Expertise
I Know This Market — and That's Part of How I Sell Here.
Understanding what draws buyers to Pine Mountain Club — the private setting, the golf course, equestrian center, pool, hiking trails, and clubhouse — is part of how I price a home here, write the listing, and reach the right audience. Buyers aren't just looking for a house in the mountains. They're looking for this specific community.
