Pine Mountain Club is governed by a Property Owners Association (POA), not an HOA. The annual fee is $1,799 and covers access to all community amenities — the 18-hole golf course, clubhouse and restaurant, Olympic pool and spa, tennis and pickleball courts, equestrian center, Lampkin Park, Fern's Lake, campground, archery range, dog park, basketball and volleyball courts, maintained community roads, snow removal, and security patrol.

Yes. Cuddy Valley Road and Highway 33 — the main access routes — are maintained year-round. During heavy snow events, chains or AWD/4WD may be recommended on some neighborhood roads. The community roads are maintained by the POA.
